To ensure a smooth transition into your new residence, we've compiled a guide addressing common queries and essential tasks to complete before your move-in day.
1. Review Your Move-In Checklist
Please refer to the email recently sent to you from residents@darwinhomes.com titled "Move In Checklist." This email outlines the necessary steps and requirements to prepare for your move-in day. Here's a breakdown of what to expect:
- Move-In Charges: This section details the total amount due for move-in charges, typically including the first month's rent and the security deposit.
- Renter's Insurance: You'll find information about the requirements for renter's insurance, including providing proof of coverage.
- Utilities Setup: Depending on your specific situation, you may need to set up utilities in your name. The email will specify whether this task falls under your responsibility or if the landlord handles it.
- HOA Forms and Additional Fees: If applicable, you'll be informed about any necessary Homeowners Association (HOA) forms and associated fees.
2. Payment of Move-In Charges
In the "Move In Checklist" email, you'll find details regarding the total move-in payment due and how it was calculated. Please review this section carefully to understand the payment process and ensure timely submission of funds.
3. Setting Up Utilities
Whether you need to set up utilities yourself or if they're maintained by Darwin Homes will be specified in your "Move In Checklist" email. If you're responsible for utility setup, ensure to complete this task promptly to avoid any interruptions in essential services.
4. Renter's Insurance Requirements
To comply with our rental agreement, please provide a copy of your renter's insurance policy declaration page in .pdf format. Your policy should include the following details:
- Policy number
- Policy period start and end dates
- Property address listed on the lease agreement
- All lessees' names listed on the lease agreement
- Personal liability coverage of at least $100,000 (or $300,000 if the home has a pool/spa)
- Additional Insured: Name of Owner/Landlord listed on the lease agreement
- Additional Interest: Darwin Homes, LLC

5. During your Move-In
On the day of your move-in, you will receive an email on how to gain access to the home.
- Click the Sign in to enter the Resident Portal.
- Once you’re signed in, click the Get Code Now.
- You will go through the guided flow and be asked to put in the Lockbox serial number.
- Once you input the correct serial number, the Lockbox code will appear on-screen with instructions.
- Once you have successfully gain access to the home, click on the IM INSIDE! button.
Post Move-In
1. Move-in Condition Form: Shortly after your move-in, you will receive a Move-in Condition Form. This form allows you to document the current condition of your home. Please take the time to complete this form within 3 days of your move-in date.
2. Maintenance Requests: Should you encounter any maintenance issues during your move-in process or afterward, we've made it easy for you to report them. Simply log in to your Resident Portal and submit a maintenance request. Our team will promptly address your concerns to ensure your comfort and satisfaction.
3. Garage Remotes: Garage remotes are typically stored in the kitchen drawer or cabinet for your convenience. However, if you're unable to locate yours, don't worry. Contact Darwin Homes for further assistance.
4. Mailbox Key: Your mailbox key is another essential item that is usually stored in the kitchen drawer or cabinet. If you're unable to find it, please reach out to your local post office for assistance on obtaining a replacement key. Don’t forget to bring your lease agreement with you, the post office will require you to present it to obtain your keys.
